How to Choose a Home
Inspector
Since home inspection is not regulated
by government
agencies in the state of Hawaii, buyers should be aware of those who
advertise themselves as inspectors. Anyone can call him or herself a home inspector.
Some do it with only six week correspondence courses. Their
advertisements can appear right beside side those with years of
experience and training. How can
you tell the difference?
Membership in national organizations is some indication;
however, there are some organizations that only require filling out a
form and sending in money. You
can call the inspectors and ask for a resume or references. The more carefully you check the inspector’s credentials,
the more confidence you will have in your choice.

Dan Carpenter, Home Inspector

Depth and breadth of construction experience
is what sets Dan Carpenter apart from the others in the inspection
business. Dan Carpenter has been involved in building, remodeling, and construction,
since 1968 when he purchased his first 'fixer upper' home. He has been self-employed as a general contractor and home inspector
since 1980. In addition, he has ten years experience as a Building
Construction Inspector III for the State of Hawaii Department of Accounting
and General Services (DAGS). Dan maintains a Special Inspector Certification
from the City and County of Honolulu for Concrete and Reinforcing Steel and
Masonry. |

Dan is
insured and carries Errors and Omissions insurance,
is a member of the
National Association of Home Inspectors, Inc. and
earned the designation of Certified Real Estate Inspector
(CRI) in 2003.
Since leaving the State
in 1998, he has devoted himself full-time to building custom homes and
inspecting. When Dan was an inspector for the State of Hawaii
he annually inspected more than $20 million of public facilities.
His company, Design Associates Construction, Hawaii license BC-23551, continues to be a leading builder of custom
homes on the north shore of Kauai and windward Oahu.

Home Inspections
|
Home inspections take anywhere from 1-1/2
hours to 3 hours depending on the size and the condition of the unit.
It is recommended that both realtor and prospective purchaser or seller
(if the inspection is requested by the seller) be present during the
inspection.
The inspection covers
the foundation and structure, the exterior including roofing, siding and
drainage, plumbing and electrical systems, interior walls, windows, doors, and
floors, kitchen appliances and baths. Two copies of the report are made available upon payment at
the end of the inspection. Fee
schedule is based on square footage. Square footage includes garage or carport.
